It’s been nearly a month since I’ve written a post.
I hate that.
My goal is to write daily, not for anyone but simply for myself.
It helps me think, keep track of what’s important, and perhaps most of all gives me a window into how I got myself into mistakes.
A lack of writing does not mean a lack of progress though. We’ve been busy.
The Courtship Revival demolition is in full swing. I’ve put in about 21 hours of solo work, and it’s… getting there. I took down the first section of ceiling today, and it wasn’t as bad as I thought it’d be, largely because I could attack it from above.
The Crown Jewel rehab is now fully complete, and it looks gorgeous! I’ll get some photos up soon. We barely got them because we were still finishing things up the night the tenants were moving in (from the SF Bay Area), and had to take pics the next day.
Insuring our quit claim deeds on our tax auction properties has been a bit of a mess (shocker!). One of them came back without issue, but the other had an outstanding mortgage that hadn’t been discharged, so title wouldn’t insure it which means we couldn’t move forward with our refi.
Ouch!
But Kaitlin spent an hour on the phone getting the daisy chain shuffle, and finally found a department that knew what she was talking about. All they needed was an email, and it seems they’ve already sorted it out. We just have to wait a bit longer for the county to get proper notification. So hopefully that’s good to close soon.
The good news is The McCarty House was our larger rehab (and appraisal), and that’s the one that went through without issue. We should be closing on that this coming week (although they previously told us we’d be closing last week… ugh!).
And we desperately need the money. Our credit card is over the limit and we don’t have enough cash to pay our contractors for The Crown Jewel right now.
Fun.
Beyond that, Paul and I are still negotiating with the city to buy a watered down version of our block. When they came back with a counter, we realized we don’t REALLY want the entire block… not yet at least.
Something about paying taxes, water, and insurance on a bunch of buildings we wouldn’t be ready to rehab didn’t make a lot of sense. So we modified our offer to buy just five of the structures to start. It sounds like they’ll be accepting that offer, but it’s slow going.
Overall, things are moving forward. We’re looking ahead at starting The Mansion soon, and I’ve already got plans to spend the money we don’t quite have yet.
