Kaitlin and I had a “date night” last night. Our babysitter has been working out gloriously since July. She’s been an absolute lifesaver. And so we ask her to do a few hours on the weekend once in awhile, usually a Sunday.
We don’t do anything glamorous. Usually we’re off to check on a rehab and grab a quick bite afterward. Yesterday was no different.
A couple months ago I decided to wholesale my own deal because inventory is low where I want to buy, competitive, and… well, wholesalers suck. I was confident I could do a better job myself.
And I did.
It was a pain in the butt, but I got it done. The owner was eccentric but nice, and it took some serious time and hand holding to get the deal done.
Long story short, we closed on the home on August 25th.
Kaitlin hadn’t seen it, so we popped down so I could give her the grand tour. Here are some of the photos I took while we were there:
The house was originally built as a two-family flat consisting of two-bedroom units. But at some point someone had started converting it to a single family home. The electrical is fully converted already.
Part of Kaitlin going to see the house was to help decide whether we should continue down the SFH road or take it back to a duplex. I was leaning toward the former. The other part of her coming is to, you know… see what the heck I’m buying with our life savings. Little things like that.
After some debate, we’re going to continue it as a single family. And at 2,300+ square feet, it will be quite the single family home, hence “The Mansion”.
Ultimately, The Mansion will likely be 4 bedrooms, an office, and three full baths. One of the existing bedrooms on the lower level will be turned into a mudroom/laundry room so we’ll leave one bedroom on the main floor. The upper unit will be three beds (current living area will be one), an office (the current kitchen… this could also be a small bedroom if we add a closet), and we’ll turn the current living room into an en-suite master bathroom with the existing full bathroom to serve the other two upstairs bedrooms.
It’ll be a pretty bad ass house!
And it won’t be cheap. We’re estimating the rehab will be somewhere around $100,000. Oof!
So we likely won’t be getting started on this until late Winter or early Spring, but I’d love to complete some of that outside brickwork before winter hits.
Regardless, we have another project waiting in the wings, which makes me happy. I start freaking out when we get low on inventory.
